The scope of this project was to offer a waterproofing solution to a new build high-end property, designed with meticulous attention to detail, offering unparalleled comfort and sophistication.

The embodiment of modern living, this property has state-of-the-art facilities and amenities, where every feature is thoughtfully curated to ensure the highest standards of living.

Delta Registered Installers, Advance Property Preservation Ltd  were appointed as the Waterproofing Specialists to undertake the waterproofing design and installation of the subterranean space including parking facilities.

Selecting an appropriate waterproofing solution always requires careful thought, preferably decided upon at inception stages, and Key factors include the final purpose of the substrate / building, and both the design of a maintainable and repairable system needs to be carefully considered, and all with a comprehensive knowledge of BS 8102:2022. These aspects are crucial for achieving any projects success.

And a more informed choice can naturally make the difference between a lasting, resilient structure, and potential detrimental / costly issues further down the line.

In the field of structural waterproofing design, the application of two forms of waterproofing, also known as combination protection, is typically recommended, and as notably, a requirement of major specialist warranty / insurance providers

The rationale behind this strategy is to employ two systems with varying performance traits. This diversity ensures that they are not susceptible to the same weaknesses, thereby reducing the risk of a simultaneous failure due to a shared vulnerability.

Methodology

The intricate nature of this project necessitated the expertise of a specialist for a proficient, compliant, and forward-thinking methodology.  The triumph of this endeavour largely stemmed from the collaborative efforts between Delta’s Technical Team and Delta Registered Installers, Advance Property Preservation Ltd, the main contractor, and the client.

In the context of defining a suitable deck waterproofing system, it is crucial to pay attention to the grading of the structure below too, in a holistic manner.

Specifically, the focus should be on the habitable requirements, and a careful assessment of these aspects will ensure the most appropriate selection of an optimal waterproofing solution that aligns with the structure’s needs and has to fit in with the design life of a given structure too.

For the Primary Deck Waterproofing solution Koster NB 4000 was specified. This is a two-component, thick film mineral waterproofing solution, enhanced with polymer modifications for crack bridging capabilities. It ensures rapid rainproofing and even on walls, it can conveniently be plastered over for a seamless finish.

Notable points are that this elastomeric system turns from a green hue to grey once cured, which allows misses to be easily identifiable on cementitious substrates, and it is a 2 coat-system, which also reduces risks of pin prick holes, and had a fibre mesh between coats to offer an even greater flexural strength too.

And it also offers Radon-proof properties, safeguarding your spaces from this harmful radioactive gas if present as well.

The NB 4000 application underwent a comprehensive flood testing procedure to guarantee that any water could efficiently navigate to discharge points. This process occurred prior to the application of the Delta Terraxx drainage protection layer.

They utilised the Delta Terraxx, known for its high drainage capacity and compressive strength.

And in this instance these layers, which were dressed vertically down from the external slab deck to overlap the internally applied waterproofing system and to dramatically reduce the passages for water to ingress the structure below, and it was designed to support a combination of materials layered on top of it, which was applied to an appropriate screed to falls / discharge points, and  includes Type 1 Hogging, tarmac, a level screed and a resin-bound finish.

So overall, this combination ensured both a robust and effective waterproofing and drainage system for the intended vehicle parking facilities, along with the ultimate in durability.
